The legal procedure for purchasing a home in Crete with TOMES AKINITA  is straightforward and stress-free.

 

Once a decision has been made to purchase, TOMES AKINITA will introduce the clients to a professional English/Greek speaking Lawyer who will accompany them to the office of the Public Notary – a Government official, where a contract is signed. Appointing a Lawyer as Power of Attorney will enable him/her to sign the contract in your absence and act on your behalf while you are not in the country, therefore removing any worries you may have. If you wish to sign the contract yourself this will be fully translated, according to Greek law.

 

Your chosen Lawyer will check the deeds of the land to make sure the property is free of claims regarding ownership from other parties. A transfer tax must be paid prior to the signing of the contract.  This will be carried out with the assistance of the Lawyer. Once the transfer tax is paid there are no further tax liabilities on your new home in Greece.  Total amount of expenses covering Notary and Lawyers’ fees as well as purchase taxes is approximately 9% of the total purchase price.

 

It is vital that buyers obtain a Tax Registry Number (A. Fee Mee Number) from the Inland Revenue Service.  This is required for the purchase of property. The appointed Lawyer will take on this responsibility on your behalf.

 

A joint bank account will be opened to enable your Lawyer to make payment at the different stages of the purchase process.

TOMES AKINITA have an agreement with several Greek banks, should you desire to look into a mortgage.

 

Customers will be informed at each stage of the legal procedure.

 

 

Buying Process

 

This is broken down into four stage payments, which are as follows:

 

  • 10% deposit to reserve the plot

  • 30% of total value upon the signing of the contract,

  • 40% when plastering has been finished

  • The final 20% is required upon completion and before hand over.
